“What will a new roof cost?” is the first question almost every Metro Vancouver property owner asks us — and the honest answer is that it depends on your building far more than on any single price-per-square-foot number. Still, you deserve real figures to budget around, so here is how commercial roof pricing actually works in 2026.
For a typical low-slope commercial roof in the Lower Mainland, most 2026 replacements land somewhere between $8 and $18 per square foot installed. A straightforward single-ply or torch-on re-roof on an accessible building sits at the lower end; a strata or multi-family roof with parapets, drains, skylights and tricky access climbs toward the top. On a 10,000 sq ft roof, that is a range of roughly $80,000 to $180,000 — which is exactly why a real site inspection matters more than a phone quote.
The single biggest cost driver is what is under the membrane. If the existing roof can be recovered, you save on tear-off and disposal. But wet insulation, rotten decking, or two existing layers (the maximum most BC building codes allow before a full tear-off is required) can add tens of thousands. We never know for certain until we open a test cut — which is why a reputable contractor inspects before quoting, not after.
The roofing system you choose matters too. Torch-on (SBS) systems remain the workhorse for Vancouver flat roofs because they handle our rain and freeze-thaw cycles beautifully. Single-ply membranes like TPO and PVC can cost a little more up front but reflect heat and suit larger, simpler roofs. Metal carries the highest material cost but the longest lifespan. There is no universally “cheapest” answer — only the right system for your building and budget.
Then come the details that quietly move the number: drainage upgrades, new flashing, tapered insulation to fix ponding, safety requirements for tall buildings, and how much of your business has to keep running during the work. A grocery store or medical clinic that cannot close will cost more to re-roof than an empty warehouse, simply because of phasing and off-hours labour.
One thing we tell every client: the cheapest quote is rarely the cheapest roof. A membrane installed over wet insulation, or with flashing shortcuts, will leak within a few winters and cost you the whole job again. In Vancouver’s climate, workmanship and proper detailing are what you are really paying for.
The best way to budget is a free, no-obligation inspection. We assess your existing roof, tell you honestly whether it can be repaired or needs replacing, and give you a written estimate with the system and scope spelled out — so you can plan capital costs with confidence rather than guesswork.
