Interior signs of a commercial roof leak

Fall weather in Vancouver is always challenging for commercial roofs but this year it will be moreso. The forecast from now until December will be much wetter than normal. “An active, Pacific storm track is anticipated to be directed into British Columbia this fall, which will favor above-normal rainfall…,” says Senior Meteorologist Brett Anderson.

We’ve previously covered some exterior signs of flat roof leaks, such as ponding, buckling, blistering and cracking. Now we’ll cover interior signs of a commercial roof leak. If you notice any of these signs in or around your building, you need to act. Repairing your commercial roof now will save you a lot of money, time and stress.

Interior signs of a commercial roof leak

• Staining: Yellow or brown discolorations on the walls or ceilings indicate water has breached your building. These are easily visible in brightly lit, open areas but require more vigilance when searching in less-used rooms and dimmer areas. Have a flashlight handy. Also, staining in an area does not mean that is where the leak is located. Leaks travel a path of least resistance from their source. 

• Puddles: Pools of water on the ground mean water is leaking somewhere. As with staining, the leak is not likely directly above. An inspection is necessary to locate the leak so repairs can be made.

• Musty smells or mould/mildew: These growths indicate water where it’s not supposed to be, in the ceiling, behind the walls, etc. The presence of either represents a health hazard to employees and visitors, in addition to the danger to your building and equipment from leaking water.

• Less energy efficiency: A leak in your roof likely means your building’s insulation is getting wet, and therefore is unable to be effective. If your energy bills are rising unexpectedly fast or high, a roof leak could be the problem.
