By the time water is dripping into your Burnaby or Tri-Cities building, the roof problem has usually been developing for months. The good news is that roofs almost always warn you first. Catch the signs before the winter storms roll in off the coast, and a modest repair now can save you an emergency — and a far bigger bill — in January.
The clearest warning is ponding water that sits on a flat roof more than 48 hours after rain. Standing water adds weight, breaks down the membrane, and finds every weak seam. In Burnaby and Coquitlam, where many commercial roofs are large and low-slope, ponding is the number-one issue we are called about each fall — and it only gets worse once the heavy rain arrives.
Next, look at the edges and flashing. Lifting, cracked or separated flashing around parapets, HVAC curbs, skylights and drains is where Tri-Cities roofs leak first, because that is where wind-driven rain is forced into the assembly. If you can see daylight, gaps or loose metal from the roof surface, that is a repair to make before winter, not after.
Inside the building, water stains, bubbling paint, or a musty smell near the top floor mean moisture is already getting in — even if you have never seen an active drip. Moisture tracks sideways under a membrane and can surface metres from the actual breach, so an interior stain almost always means the roof needs a professional eye now.
On the roof itself, watch for blistering, cracking or bare spots in the membrane, granule loss piling up in gutters, and heavy moss growth holding water against the surface. Each of these shortens the roof’s life and gives the winter rain an entry point.
Here is why timing matters so much in our region: once the Pineapple Express and the freeze-thaw cycles begin, a small crack becomes a large leak overnight, and emergency work in a December storm is both harder and more expensive than a planned repair in the fall. Acting in September or October is simply the cheapest time to fix a roof in Metro Vancouver.
