What's Involved With Flat Roof Construction

Most of the time, when we think of roofing a home we think of a classic pitched sloping roof. However, flat roofs are an option and there are many reasons why a homeowner may prefer a flat roof over a pitched one. Some reasons for looking into a flat roof may be:

  • Zoning height restrictions;
  • View obstruction;
  • Sunlight obstruction; and
  • Lack of space for a pitched roof.

Constructing a Flat Roof

When looking into building a flat roof, the first consideration is whether to build a warm roof or a cold roof. With a warm roof, insulation is packed into every empty space to stop air flow. In a cold roof, air is allowed to circulate freely between the joists as no insulation is added.

There are several methods and materials often used for flat roofs. The most common are:

Hot Tar and Gravel
This type of flat roof features three or more layers of waterproof material mixed with hot tar and a layer of smooth gravel. This is one of the cheaper options available for flat roofing.

Modified Bitumen
In this method, a single-ply rolled roof is used to create a protective layer against ice and water. The material usually comes as a peel and stick system, which makes it easy to apply.

Rubber Membrane
This is a durable natural rubber that can be fastened to the roof with fasteners and glue – it is a very easy method of flat roofing.

To build a flat roof, first roofing timber is laid across two walls. Steel joists are usually built into one or both of the walls for additional stability. Depending on the size of the roof, joists are placed at a specified distance apart to minimize the weight-bearing load on each of them. Plywood is used to cover the joists, which is then weatherproofed and sealed.
