Service Area · Burnaby
Flat and low-slope roofing for Burnaby's industrial, office and strata buildings.
Burnaby's commercial building stock splits into two very different roofing problems. Along Marine Way and North Fraser Way, the Big Bend industrial area is full of large-footprint warehouses and manufacturing buildings with expansive low-slope roofs — where a single unnoticed membrane failure can put inventory or production at risk. North of that, Metrotown, Brentwood and Lougheed hold some of the densest high-rise strata in Metro Vancouver, where roof work has to be planned around residents, amenity decks and mechanical equipment.
We work on both. Laurentian Roofing has been installing and repairing commercial roofs across Greater Vancouver for decades, and our Burnaby work includes the industrial roof at 3788 North Fraser Way in Big Bend.
Large low-slope roofs where the priority is uninterrupted operations. We phase work so bays stay usable, and we handle the drainage and parapet detailing that causes most large-roof failures.
Roof assemblies over occupied homes, often with amenity decks, planters and heavy mechanical loads. These need inverted or protected-membrane systems and careful staging around residents.
Mixed low-slope and steep-slope with skylights, HVAC curbs and complex flashing. Most leaks here start at a penetration, not in the field of the roof.
Every service below is available across Burnaby and the rest of Greater Vancouver.

Common questions
Yes. Strata and multi-family work is a core part of what we do — repairs, maintenance programs and full replacements. We are used to working with strata councils and property managers, providing the documentation and condition reporting they need to support a decision at a general meeting.
For most large low-slope roofs in this climate, two-ply torch-on SBS remains the workhorse — it is durable, repairable and handles our wet winters well. Single-ply systems can make sense on very large areas or where weight and reflectivity matter. The right answer depends on the deck, the insulation, the drainage and how long the owner intends to hold the building, which is what a roof inspection determines.
Yes. Active leaks on commercial and strata buildings are handled as a priority. Call 604-345-7663 and we will arrange attendance and a temporary make-safe where needed, followed by a permanent repair recommendation.
There is no honest per-square-foot number without seeing the roof. Cost is driven by the existing assembly, whether the insulation is wet and has to come off, roof access, the amount of mechanical equipment and flashing, and disposal. We provide a written scope and price after an on-site inspection, at no charge.
