Challenges of an Impeding Vancouver Fall Weather on Commercial Roof Integrity

In case the recent rain and cooling temperatures were not warning enough, Fall has fallen upon Vancouver. With the change in weather, roofing contractors will be busy making sure that commercial roof maintenance is properly carried out to avoid some of the challenges that this weather will bring to commercial roof integrity. Freezing and Thawing

Fall often does not bring freezing temperatures with it in Vancouver, but there may be nights when we dip down past that freezing point. When this happens, water that is sitting or trapped on a flat commercial roof will freeze. This can actually cause some damage to the membrane of the roof, and should be avoided as this can damage the strength and integrity of a roof.

So how do we avoid having rainwater damage a roof? Make sure it is not on the roof. However, falling leaves, dirt, or even just wear and tear damage can cause the drainage systems to become trapped or not function correctly, making the water pool and not run off. This water could then soak through the membrane, or freeze and damage the roofing. To avoid this, make sure your drainage system is properly cleaned and maintained.

Weight Load

Finally, Fall may not bring heavy snow, but there is always the possibility it might. Also, Fall means that Winter is right around the corner, and it seems the last few years have brought at least a few heavy snowfalls. Snow is heavy, and until it melts it can easily sit trapped on a roof. This provides the challenge of making sure the strength and integrity of the commercial roof is strong enough to support this weight. Roofs are designed to support a significant amount of weight, but age and wear can reduce this, especially if water has previously damaged it. You will want to use the time in Fall to have your roof inspected and make sure that snow does not bring any dangerous surprises with it.
