Flat roofs dominate Vancouver’s commercial, strata and industrial buildings — and in our climate they take a beating. The same handful of problems come up again and again on the roofs we inspect across the Lower Mainland. Knowing what they are, and how each is properly fixed, helps you protect your building and avoid paying for the wrong repair.
Ponding water is the classic flat-roof problem. Vancouver’s rainfall is relentless, and any low spot where water lingers for days will eventually break down the membrane. The real fix is rarely just patching — it is correcting the drainage with tapered insulation to create positive slope, and making sure drains, scuppers and downspouts are clear and adequately sized. Patch the symptom without fixing the slope and you will be back next winter.
Seam and lap failures are next. On flat roofing systems, the field of the membrane is usually sound; it is the seams that open up as the roof expands and contracts through our wet-dry and freeze-thaw cycles. A proper repair re-welds or re-torches the seam and reinforces it — a good roofer treats seams as the roof’s weakest link and details them accordingly.
Flashing leaks around parapets, walls, HVAC curbs, vents and skylights cause more Vancouver flat-roof water damage than open-field membrane failures ever do. Wind-driven rain is forced into any gap at these transitions. The fix is to strip and rebuild the flashing correctly with the right metal and membrane laps — not simply to smear on more sealant, which is a short-lived band-aid.
Blistering and splitting appear when moisture is trapped under the membrane or the roof was installed over a damp or dirty substrate. Small blisters can be cut out and patched; widespread blistering usually signals a deeper problem in the assembly and calls for a professional assessment before you decide between repair and replacement.
Finally, moss and organic debris — a given on shaded Lower Mainland roofs — trap moisture and clog drainage. This one is almost entirely preventable with routine roof maintenance: an annual clean-and-inspect visit catches small issues while they are still cheap to fix.
The thread running through all of these is that flat roofs reward maintenance and punish neglect. Most of the expensive failures we are called out for started as a $300 problem that went unwatched for two winters. A scheduled inspection is the cheapest insurance a Vancouver building owner can buy — and we are glad to set one up for you.
