How long can I expect my Vancouver home's roofing to last?

The lifespan of a roof depends on a number of factors, most notably how well the roof is maintained throughout its life, and what the roof is made out of. Typical asphalt roofs that are commonly seen in Vancouver and surrounding areas can have a lifespan of as long as 15-25 years. Many varieties of asphalt shingles exist, with thick ones being more likely to last longer than thin ones.

Roof Maintenance for a Long Lifespan

To help your roof live a long life, some maintenance tips should be followed. These tips should help to extend your roof’s lifespan:

  • Clean debris off of your roof. Debris such as leaves and twigs that are not cleaned off of the roof will build up over time and eventually contribute to deterioration of the roof.
  • Avoid moss growth on the roof. Nearby low-lying trees will cause excessive moss growth on the roof, as will a lack of exposure to the sun on the north and south sides. If your roof is subject to any of these issues, then pay extra attention to removing moss frequently, as the moss will lead to deterioration of the roof.
  • Ensure proper ventilation. Improper ventilation can cause mold growth on the inside of the roof.
  • Treat cedar shakes. If your roof is cedar shakes, ensure that they have been treated to combat the wet weather.
  • Clean out the gutters. Keeping your gutters cleared of debris will prevent water damage to the fascia, soffit, and lower deck board.
  • Have a professional inspect your roof. A roofing contractor will be able to spot any signs of wear and tear that may be able to be repaired before the damage is too far gone.

A properly maintained roof in Vancouver can have a long, healthy life. If you commit yourself to proper roof maintenance, your roof could last as many as 25 years!
